After the strongest January I’ve ever experienced, market in Southern Pennsylvania went cold with the exception of the mid to upper range listings ($300-$500K). This is a market segment that has been depressed for 18+ months. In response, we are seeing a rush to market for homes in that price range. This morning there are 8 new listings meeting that search criteria. Short term, this will put downward pressure on home prices and force sellers to negotiate aggressively.
